
As we see what is happening with co-broke commissions being offered on single family homes in Jupiter this year by many brokers we are thrilled. Paradise Sharks is happy to offer the same lower co-broke commissions that many firms are and save you even more money. With a 2% co-broke real estate commission we can list almost any home in Jupiter for a 3.5% total commission.
Up until now, Paradise Sharks has always offered a 2.5% co-broke on all of our listings. While we know a 2% co-broke is going to become more and more commonplace as the days go by, we are not sure that our market is quite ready for a 20% reduction in what we offer a buyer's broker on our listings. We are not yet convinced in most cases that this is good for our clients.
That is, until we see what other brokers have been doing with co-broke commissions under 2.5%. This year, that number has climbed significantly on the sales of single family homes in Jupiter. So far in 2020, the number of these lower co-broke real estate commissions has soared an amazing 50%. That’s a huge jump and you might be surprised that some of the brokers offering these lower commissions are among the biggest and most exclusive agencies in our marketplace.
We applaud these reductions as Paradise Sharks mission has always been to ensure that the highest quality real estate services are available at values never seen before in our industry. This year will be the 11th straight year that fewer single family home sellers in Jupiter have agreed to pay a 6% commission to sell their home. Back in 2009 almost 80% of Jupiter sellers paid that lofty commission. This year the number who do has fallen another 16% and now it's only about 1 in 5 buyers who agree to a 6% commission. Our passion is alive and commissions continue to fall. However sellers, and buyers, need to make sure they are also negotiating for quality representation and not just lower prices. You can get both but you need to ask questions and interview brokers.
Understand that real estate commissions, and the services you receive for that hard earned money, are always 100% negotiable. It’s why anyone looking to sell a home should interview brokers and ask a whole lot of questions. How much are they going to charge you? What are they going to do to market your property? Have them show you at least 6 of their recent listings and and ask how many record prices did they set for their clients? How long did it take them to sell that property? Ask if you can call those clients and speak with them. Do your homework, as if you do, you will not only find a great broker to work with, but you’ll save thousands and thousands of dollars at the closing table.
